Also an old run down house, in 2014 at the peak of the market. Barely managed to refinance a few years later without getting nailed with LMI because the property value had dropped so much. It’s really only returned to what I paid for it recently. While I empathise with people who want the real estate market to crash, realise that the people who get fucked in that scenario are those on the bottom rung of the ladder. Not the people sitting up the top.

All the hot air about stage 3 tax cuts would have been better saved for a debate on negative gearing, capital gains tax discounts and broad based land taxes. Can’t shift land offshore to dodge tax.

The way to get both is not by haphazard battle axe infills. That gives only slightly higher density at the expense of most of the remaining canopy. Just look at what’s happened in the inner south east Belmont through to Cannington.
We need medium density and more parkland. Which is virtually impossible to retrofit over suburbia.

I think the inner 10km around the CBD needs to prioritise public transport, then active transport over private cars. More bus lanes, actual cycle infrastructure (not murder strips / paint), traffic lights that favour buses / active transport.
The problem is not that there isn’t solutions, it’s that there is zero political appetite to implement them.
